Leasing and Utilities
What is the lease term and what is the security deposit requirement?
Most leases are 1-year term and the security deposit is 1-month’s rent. Shortest term lease offered is 10 months.
Do I need an appointment for a showing?
Appointments are recommended but not required.
How do I apply?
Each applicant completes and submits an online or paper application along with a $25 application fee. When applying, please see our applicant qualifications and/or Lease Contract Guaranty form as appropriate.
What is a guarantor and why would I need one?
If an applicant does not meet the credit and income requirements for renting an apartment, a guarantor might be required. A guarantor, who is typically a parent or guardian, signs a guarantor form and becomes legally responsible for the payment of the rent. All fulltime undergraduate students require a cosigner/guarantor.
How can I pay my rent?
Check or money orders are accepted for rental payments in the office. We are unable to accept cash.
When is rent due?
Rent is due on the 1st of every month. If rent is not paid by the 5th at 5pm, a late fee is assessed.
Which utilities do residents pay?
Residents pay electric and water/sewer. Before move-in, residents set up an account with American Electric Power and pay the company directly each month. Residents pay the cost of water/sewer to Sturbridge Square monthly. Comcast cable and Internet is available as an optional fee-based service.
Do you require renters insurance?
No, but it is highly recommended as it covers your personal possessions inside the apartment. If you do not currently have your own insurance, you can typically get a policy for less than $100 per year.
Do you allow pets?
Yes, we are a pet-friendly community and allow both cats and dogs. We do have the right to approve pets and enforce restricting aggressive breeds. We allow two pets per unit and charge a non-refundable $300.00 fee per pet. There is a $400 fee each time an unregistered pet is found.
How do I sublet?
Sublet candidates need to complete the application process and, once approved, submit a $50 processing fee. The same applies to roommate changes.
Facilities and Services
Where is the laundry room?
The community laundry room is on the lower level of Building D. Townhomes have a washer & dryer in the individual units.
Do you have on-site maintenance?
Yes, we have 24-hour on-call emergency site maintenance. We also provide regular preventative maintenance and, upon renewal, complimentary carpet cleaning.
What is your parking policy?
Each resident is entitled to one off-street parking spot. Off-street parking is also available for residents’ guests.
Where is the closest bus stop and shopping center?
We have 2 Blacksburg Transit stops at the entrance to the property and are steps away from the main post office, Kroger, Math Emporium, Panera, Macado’s, and VTech campus.
What type of amenities do you have?
We have a basketball court, swimming pool, and other amenities.
