Rent is due on the 1st of every month. If rent is not paid by the 5th at 5pm, a late fee will be assessed; should rent continue to be unpaid, eviction proceedings will begin.

We typically contact you the same day we receive the request to assess the situation and determine the proper course of action. Our manager will give you an estimated timeline for completion.
No, all of our maintenance technicians are screened and licensed (if required). Should you have concerns, contact our office immediately.
If your emergency is life threatening, dial 911. If there is a maintenance emergency after business hours, call our office for the on-call number for our 24-hour emergency provider.
Under North Carolina law, residents are responsible for maintaining their smoke detectors. We ensure that smoke detectors work at move-in. After that, it is the residents’ responsibility to notify us if smoke detectors do not work properly. Please Do Not Disconnect Your Smoke Detector.
We accept both cats and dogs. We reserve the right to approve pets and restrict aggressive breeds. NO pets over 20lbs. One pet per unit. A $300.00 non refundable fee charged for each pet. Fee is due immediately upon acquiring pet.
With proof of valid registration, residents may purchase a Town House parking permit for $600. You can pay the permit fee online here. Only vehicles with current and valid parking permit are allowed on grounds. All others will be towed.

Weather permitting, Memorial Day to Labor Day
Roommate changes/sublease admin fee is $100.00. Lessee may sublet with prior written consent from Landlord. This process does not release Lessee from obligation of lease contract. All applicants must submit an application. Upon approval, both parties are required to sign a sublet agreement. This can be done online, in person, or via USPS. Prior to move-out, you will receive a letter with a checklist that includes items such as “Disconnect utilities,” “Turn in keys,” and “Leave a forwarding address for the rental office and post office.”
Keys must be returned to the office within 24 hours after you vacate the property. Please also ensure that you return your mail key and file a forwarding address with the post office.
You will receive notice of the disposition of your security deposit at your forwarding address within 30 days of your move out. Please make certain we have the correct forwarding address!
